Creation of an urban renewal project on an enclave of 542 housing units by the social housing company 3FSud, mission of chief architect-urban designer, building diagnosis, creation of a new mixed housing district with shops and facilities.
In Grasse, the development of mass housing took place on land opportunities located on the "Plan de Grasse", a large agricultural plain where jasmine was grown. If the initial project was experienced as real progress, its realization did not escape through the industrialization of the building: low constructive quality with significant structural disorders, high density felt, difficult mutations... The area is now surrounded by suburban areas, with commercial zones, major travel routes, a sprawling of individual houses and small collectives.
The ambition of the social housing company and the city is joined by the desire to eliminate the enclave of very social housing concentrated on this site. The mission consisted of carrying out an initial building and social diagnosis, then evaluating several hypotheses for the evolution of the sector with figures. The arbitrations made it possible to define the fundamentals of a project: concretize new environmental relationships, diversify the housing program and finally assert a new type of urbanity, more varied, less dense, allowing to meet existing and future uses.
On this basis, the project took the opportunity to reprocess the entrance of the city with a restructuring of the roads into active and central boulevards, to create a network of "green flows," which support biodiversity and soft mobility, and to project a peaceful and attractive residential core. little dense with typologies adapted to the context.
While taking the time for a long-term and evolving reflection, our mission has made it possible to maintain the fundamentals of a rich and balanced project, without excessive compromise.
