Urban renewal project (PRU) for a condominium of 919 units on 10ha in the heart of Montpellier
Definition of a guiding plan, transitional urban planning, assistance with consultation, feasibility of operations, batch sheets, monitoring of the transformation/thermal rehabilitation of collective housing and shops.
How to transform a degraded condominium in the heart of a dynamic urban fabric like that of Montpellier?
This particular configuration requires a global, detailed and adapted strategy. The interventions concern both "the hard" (slab urbanism, shops, equipment, improvement of housing and common), the creation of a new network for an autonomous and realistic management of future condominiums (residential, access by public road) as well as the mobilization of co-owners and residents towards a shared change (safeguarding plan, separation, rehabilitation).
As was often the case with the modernist projects of the 1960s and 1970s (LOGECOS operations and 15,000 housing units), it was necessary to regain the "sense of the land": restore the natural flow of the stream that is now bushed, remove vegetation from parking areas, preserve existing trees and, above all, create ecological continuities. This also implies a new state-owned property, with useful private spaces and shared public spaces, accessible to all and functional.
The project also supported thermal rehabilitation, thanks to a thorough knowledge of buildings and co-construction with residents, owners, and trustees.
Urban renewal that is gentle and respectful of the residents.
